Your water heater works quietly in the background until something goes wrong. Knowing the warning signs can help you avoid a cold shower — or worse, a flooded garage. Here are five signs it's time to call a professional.
1. Inconsistent Water Temperature
If your hot water fluctuates between hot and lukewarm, or takes much longer than usual to heat up, the heating element or thermostat may be failing. This is often an affordable repair if caught early.
2. Discolored or Rusty Water
Brown or rusty hot water (but not cold water) usually indicates corrosion inside the tank. If the anode rod hasn't been replaced in several years, the tank itself may be corroding. A plumber can determine whether a new anode rod will solve the problem or if the tank needs replacement.
3. Strange Noises from the Tank
Popping, cracking, or rumbling sounds typically mean sediment has built up at the bottom of the tank. The sediment hardens and causes the unit to work harder, reducing efficiency and accelerating wear. A tank flush can often resolve this, but in severe cases the damage may already be done.
4. Water Pooling Around the Base
Any moisture or pooling around your water heater is a red flag. Check the temperature and pressure (T&P) relief valve and inlet/outlet connections first. If those are dry, the tank itself may have a small crack or leak that will only get worse over time.
5. Your Water Heater Is Over 10 Years Old
Most tank water heaters last 8-12 years. If yours is approaching or past that range and showing any of the signs above, replacement is usually more cost-effective than repeated repairs. Check the serial number on the data plate — the first two digits often indicate the manufacture year.
When to Repair vs. Replace
